Instructuions for the client

The Rose Garden Residence offers a wide variety of properties. You can choose between conventional one- and two-room apartments, each with its own terrace, compact studios suitable for couples or small families and luxury multi-room apartments. Whatever your choice, a good view is guaranteed, whether to the south, east or west, with lovely vistas of the sea, the aquapark or the beautiful space outside the hotel.

The Rose Garden Residence will be maintained throughout the year and run by a proven property management company. For a small monthly fee, the property manager will provide you with the convenience and safety of:

  • a round-the-clock security service;
  • pass control for non-residents;
  • rose garden landscaping and maintenance;
  • maintenance of the swimming pool and the common areas of the property;
  • additional services: utility bill payment and various delivery services for convenience during your stay or residence;

The Rose Garden Residence offers fully finished property units:

  • an alarm system guaranteeing security to residents;
  • air conditioning;
  • Internet and cable TV in each property;
  • interior finishings: flooring – terracotta in kitchens, dining areas and sitting rooms and laminated parquet in bedrooms; walls and ceilings – coloured latex paint cover, quality five-chamber PVC window frames; interior doors – medium density fibreboard (MDF); bathrooms – completely furnished with ceramic tiling, sanitary ware and full-set fixtures; terraces – stone flooring, glass or wrought-iron railings (depending on the design), a table and chairs; kitchen area – furnished (excluding electrical appliances); thermal insulation, noise and water proofing.

Flexible payment schemes

  • Option 1: A reservation fee of EUR 1000 (reservation valid for two weeks)
    20% due upon contract signature (reservation fee refunded)
    80% due in accordance with your chosen personalized payment scheme during the period of construction;
  • Option 2: 5% discount
    A reservation fee of EUR 1000 (reservation valid for two weeks)
    50% due upon contract signature (reservation fee refunded)
    25% due on completion of the roof.
    25% due upon Act 15 certification (completion of construction works).
  • Option 3: 10% discount
    A reservation fee of EUR 1000 (reservation valid for two weeks)
    90% due upon contract signature (reservation fee refunded)
    10% due upon Act 15 certification (completion of construction works).

Various financing and credit opportunities are available from DZI Bank and UBB to local or foreign citizens with special rates for our clients.

  • An additional 2% discount is available where contract signature takes place by September 2007, regardless of the payment scheme.
  • The property will be transferred to the buyer upon completion of all due payments.
  • Free re-design of the inner space according to the requirements of the client.
